So if the buyer is able and willing to buy the home and the seller is looking for a qualified buyer does there need to be a loser? Well, since homes are effectively worth about 1/2 of what they were in 2005, and since mortgage payments are lower than rent it seems that buyers ate more likely to strike a deal that is fair to them; after all it is a buyers market.
Buyers Beware: Today’s inventory count is nearly 1/2 of the number of homes that were on the market 6 months ago. So supply is way way down. I can’t tell you how shocked buyers are when they miss out on home after home just because they wanted to buy it for a little less than it is really worth. Remember, that current values are like going to a 50% off sale at Macy’s, so most homes are a deal according to that standard. Cap this off with the lowest interest rates we have seen in the last 60 years and you have yourself a red hot smoking deal almost every time.
So what’s the problem?
Well, there are alot of rough properties sitting on the market, and those skew the appearance of reality. The good homes are selling very quickly (sometimes in days rather than weeks). This means that you need to understand value before you make an offer. Is the home priced in line with what has sold in the immediate area in the last 3 months? If not, the property might be priced wrong, and that is easy to see just by looking at the comparable sales. If the property is priced aggressively and the home is in good condition you had better be prepared to fight for the house. Many homes are selling for above List Price after receiving multiple offers.
